June Market Update: What Relocating Buyers Need to Know in Clay, Duval & St. Johns Counties

Closed sales increased to 1,943 transactions, signaling steady demand from both local and out-of-state buyers relocating to Northeast Florida. While sellers are receiving an average of 97.8% of their list price, fewer homes are selling above asking price compared to last year. This creates a more balanced negotiating environment than buyers experienced during the highly competitive pandemic market.
